Customer experience is nothing more than &#8216;merchandising&#8217;. It&#8217;s the experience. It is the reason people pay more for groceries in one store over another. It is how te customer &#8216;feels&#8217; about being with you or on your web page. The difference, of course, is that they are only a click away from never experiencing your services, ever.</p>
<p>Which leads me back to my point. Without a pleasant customer experience, you will not have the opportunity to provide customer service.</p>

<p>It will help the agent sell more resales faster.  Here&#8217;s the reason:</p>
<p>The agent will have the opportunity right out of the box, to listen to their prospect answer qualifying questions posed by the on site consultant. This could in turn reveal something the agents must have they that they failed to menition to the general agent. A fence for their pets, a place to park their camper, etc.</p>
<p>If the general agent is about to show the prospects several homes that don&#8217;t meet these &#8216;must haves&#8217; there will be no sale.  What it does is help the agent revise the showing schedule to better meet the prospect&#8217;s needs.</p>
<p>It happens more often than you might think.</p>

			<content:encoded><![CDATA[<p>By now you may have heard about short sale incentives now underway by major lenders. Or not.  Just because you have a short sale, does not mean you quailify for more than the $3,000 location check from the government.</p>
<p>To qualify for bank incentives you must be facing foreclosure. Lenders are offering incentives to those who have been turned down for modification loans. If you have not been turned down for a modification loan, you will not qualify for the &#8216;Don&#8217;t foreclose&#8221; incentive. Why? Because  you are not facing foreclosure. It&#8217;s that simple.</p>

			<content:encoded><![CDATA[<p>The housing market is about to shift into at least low gear thanks to lenders putting short sales on the &#8216;fast cash&#8217; closing track.</p>
<p>You can read the case studies in the October 12 Issue of Inman News. <a title="Lenders Offer Incentives" href="http://inman.com" target="_blank">inman.com</a>.  Sellers who are facing foreclosure are being offered  cash to short sell. By serious cash, I mean like a check for amounts up to $30,000 with no mortgage recourse once the home closes.</p>
<p>It appears that Chase was the first to offer this type of program with Wells Fargo not far behind. Bank of America is conducting a webinar on October 25, expected to reach 16,000 real estate agents, most of whom are Certified Distress Property Experts (CDPE).</p>
<p>Lenders are paying full commissions and expecting first class service from the real estate community, meaning they will will know how to complete all of the paper work the first time.</p>
<p>In effect, lenders are taking a known, management free financial hit up front, taking the seller out of the sales price issue, the risk of the seller trashing the house before it sells or closes, and taking a further hit on the price after it is put on the market.</p>
<p>But even better is the instant and steady cash infusion coming from private enterprise, the lenders. It looks like the ones who led us in, are the ones who will lead us out.</p>
